What you should know about Residential Real Estate
Purchases
In the Greater Toledo area, most realtors use a standard Residential Real Estate Purchase Agreement jointly drafted by the Toledo Board of Realtors and the Toledo Bar Association. Insurers keep a record of all claims filed, and share that information with one another in the Comprehensive Loss Underwriting Exchange (CLUE) database. This database is used by insurers to rate your overall risk as an insurance customer, and can affect the rates you pay for insurance.
Pursuant to the Fair and Accurate Credit Transaction Act of 2003, which added new sections to the federal Fair Credit Reporting Act (FCRA, 15 U.S.C. 1681 et seq.), you are entitled to obtain one free report per rolling 12-month period.
It is important to be informed, and also to make sure that mistakes do not occur in your (or your home's) history, much as it is important to review your credit report for errors or evidence of identity theft.
Similarly, Insurance companies keep a
database on your auto insurance claims. You are also entitled to a report of
your auto insurance claims history.
